Let me give a quick overview of my content journey.
I think you will find it helpful - especially if creating content is something you struggle with at the moment. In 2015 - Like most people, I started with...
No content
Then realizing it was important
Resisting it
Winging it
Improving it
Then realized there had to be a better way and moved into:
Hiring a team for help with it and automating it
And now continually improving it and growing it
You might still be in the phase of wondering what is the point of creating content other than having people know you. Let's address that real quick
Creating content and building a brand is probably the best thing you can do in 2022
it will almost always lead to opportunity - either monetary opportunity directly or business opportunities and meeting new people
You can and should be able to make 6 figures with content creation alone within 12 months
You might be wondering what type of examples?
For starters, I have found deals, partners, and some of my closest friends in real estate by creating content. Beyond that, there have been monetary outcomes.
Because of content, I was able to start an amazing community that generates 5k per month fairly passively for the business and I run it with my team.
It has also led to a mastermind that generated over 100k in revenue this year.
Paid sponsorships that account for 1-5k per month, affiliate marketing opportunities that have been small so far but I believe they can be scaled fairly quickly.
We just got offered 6 thousand dollars by a reputable brand to post 3 minutes worth of content. Like - what is life.
I just closed on a 24 unit multifamily and was able to raise about 300k in 2 days
These are only possible because of brand and social media
And I don't say any of that to brag but only to point out the possibility. Like i said, I had no social media presence a few years ago. I would just post an occasional random picture here and there like everyone else. No strategy and no direct path to making any money.
okay - So what is the strategy do I currently use today?
It started with just a podcast and a Facebook group.
I started with a podcast for 2 reasons:
wanted to grow my network and podcasting remains the best way to do that. You have a reason to reach out to anyone and ask them to be a guest on your show. You can normally get people to respond unless there is a reason - and podcasting became that reason
and second - the only people I was sharing the podcast with was a private Facebook I started for it because I didn't want my job to know I was more interested in my side hustle than my job. And a private FB group was a way to monitor who was seeing it
And at first, we really had no strategy - and no real specific outcome
Initially, I was creating content because I thought I was going down the path of apartment syndication which would require raising money from investors - which typically happens the fastest from having a brand on social media
And this still is a great strategy because most people who go full-time with real estate will depend on outside investment to sustain or grow the business - and its almost impossible to raise money if people do not know who you are
I've talked about why in other videos, but I realized that apartment syndication wasn't the path I wanted to take. It wasn't going to make as much money short term as I was hoping for and really competitive
But I was still making content since we had the habits and systems and I started meeting some really cool people from the podcast. But then we started having more people reach out about partnering, asking for coaching, and also being asked to come on other podcasts. So it started to pick up momentum
Now I still do a version of the podcast but a little different - I host the ‘podcast’ as an Instagram live
And part of the reason I like to do that is that each week, I like to generate a few pieces of pillar content a week that can be repurposed and leveraged for much bigger uses than
Like most things - my motivation is much higher when I am doing something that can be scaled/leveraged. Also for me - if there are systems in place, there is a much better chance I stick with them because it doesn't feel as hard. This has to do with activation energy - something we talk about in other videos.
So we have a few pieces of pillar content that happen every week which drive our entire content process.
Each week I make sure to film
2 TikTok video per day
1 IG Live interviewing someone
1 talking head youtube video per week
And create IG stories each day just about what I do
Depending on where you're at in the process that may sound like a lot or a little - but those are the metrics I measure myself to when I am thinking about content. Anything else like IG stories during my day, extra TikTok, and tweets are just extra right now
I do also create a good bit of content for our private communities but that's not counted here.
But then things get a lot more interesting during the repurposing strategy.
Each youtube video will get cut into:
Short video for tik tok
Short video for reels
Short video for Pinterest
Short video for youtube
Short video for LinkedIn
A LinkedIn post
A FB posts on my main feed and our 2 FB groups
A screenshot as a story
An IG post
And maybe some other things
And then Tiktok has been an amazing pillar for the brand and has led to the biggest growth on youtube shorts and Instagram reels
Each tik tok becomes a:
And since we make 2-3 TikToks a day - that is 21 pieces of content that get generated each day just from making 3 TikToks! And the crazy part is that on average just by doing this each day we generate at least 10,000-30,000 impressions across all platforms each day
And by doing this strategy and continuing to make 1 youtube video per week - talking head style and one IG live, and a few TikTok's a day - we have been generating over a million impressions each month
A few million views per month - on IG and TikTok alone we are getting over a million impressions per month. Guys - remember - 15 months ago I barely had any social media ...
Here's the part you guys may like - I truly believe this strategy is 100% repeatable and should only grow from here as we get better at editing and repurposing content
And we are planning to add a few new steps like turning each youtube video script into a blog post for our website, FB and LinkedIn and then make small cuts of the blog for tweets
Note - this is something we are adding only after the other parts are under control. And this has been our attitude for adding new platforms each time
Next, let's talk about the Team And Who Does What
It didn't start this way, but now I am not doing so much of the posting on my accounts. The way our process works at the moment is that either on Sunday or Monday we do a quick call to review the past week and plan out the content for the upcoming week - and also discuss what's needed for me like pictures, talking head stuff, or ideas.
I still post here and there but the majority is either automation or someone on our team. I still record and post the TikTok's myself as that's usually just easier and my style
The 'team' consists of 3 people right now, but I do think we are going to be adding a 4th person OR consolidating it to just 1 in-house person - so if you know anyone DM me - we are always looking for good people.
I learned quickly this year - content can be leveraged in amazing ways with a small team, but its definitely time-consuming and requires a lot of skill
After I create the few pieces of pillar content, we currently have 1-2 people help with posting content throughout the week. As of now it’s 2 awesome ladies
And then one specific person - who is a new hire - has been mainly handling logos and graphics and runs my Instagram specifically. And she has been more focused on making it more aesthetically pleasing lol and also breaking up the page so its not just an entire feed of repurposed TikTok's
And this has actually been amazing to see the growth here.
Where I am focusing my attention now and where I think you should
Specifically on TikTok, Instagram, and Youtube - in that order.
Then we will probably be sending out a weekly blast to our email list - which is also really valuable but probably a topic for another video.
The way I think about the platforms currently is Tiktok is a great way to get attention from people who do not know who you are - and you can direct them to other channels
Instagram is great for nurturing people and starting conversations
And Youtube is the best for building trust
Typically Instagram has been difficult to grow on compared to TikTok but I feel like right now with short-form content - just repurposing reels - it has become one of the easiest to grow on again
And TikTok is great but personally, but there are a few reasons I am doubling down on youtube and Instagram:
Youtube is evergreen and the most effective search bar - people don't go on TikTok to search for Airbnb tips - they just scroll the feed.
You want your content to be searchable. Otherwise, it will just be lost in the sea of competing for nameless content that comes and goes that day.
What I see from the best content creators is that they use the non-searchable content feeds to repurpose content from their searchable content feeds. And it never really goes the opposite way - for example, you don't see Instagram posts being repurposed on youtube? It just wouldn't make sense
Also, youtube has one of the best monetization opportunities for people who make real estate or financial content. I have a few friends who make anywhere from 3-10k a month from Adsense and they are below 50k followers
Youtube also has the best leveraging for re-purposing. One youtube video can be turned into 30 pieces of content if done effectively. No other content can really do that
For Instagram - I just like how it does everything. Tiktok does one thing but Instagram has more variety of content type
Lastly - I think Instagram has a better DM setup. Since people usually have profiles with IG as opposed to TikTok where more people just follow instead of creating - the dm conversations and conversion has been way higher on IG
Okay - So All this stuff is great but what can you do to get started?
Starting is always the hardest part - and awkward. But don't let it slow you down like it was for me at the beginning. What it comes down to is asking yourself 2 things:
What are you interested in
What platform are you most comfortable on or best at - writing, speaking, voice, or some combination of all of them
If you are on this channel, you probably have an interest in real estate, passive income, Airbnb, and other topics around the business. Luckily for you - these are some of the fastest-growth topics on the internet right now
And I don't care what anyone says, they are not crowded if you are putting out content that helps people consistently
If you are in the learning phase, you can show people what you are learning and put your spin on it, if you are in the doing phase, you can show/talk to people about what you're doing and what you're learning as you do it. If you're in the advanced stage you can show people what it looks like to scale and grow a side hustle into a business
You would be surprised how much more people would care about what you're doing if you made content about it
So what I would recommend would be to pick a platform, pick a topic, and then promise to be consistent on that platform for an extended period of time. And usually, to be consistent, you have to start small
You don't need a video editor or a content manager yet, if you wait until you have those things to start, you'll be waiting a long time
Some good starter metrics id recommend for anyone to consider picking could be:
1 podcast per week
1 youtube video per week
1 Tiktok per day
1 IG post per week and 1 IG story per day
1 FB post per day - of an article you read and a blurb about your take
The same goes for Twitter
Any of these will work. And just set a goal to be consistent and recruit accountability if you need to. Hire a coach. join a mastermind. Whatever. Do whatever you need to do to be consistent with creating content.
