It’s Always Dark Before It’s Light

What's up newsletter fam, got a good one this week so lock in.

I’m in Pinehurst this week working on 2 of the properties getting them ready for the US open this summer.

This booking was a reminder of the potential these properties have.

But being here is also a reminder of something I will not forget - no one cares about your property as much as you do as the owner….no one.

What that means for me is that I need to stay in my own properties at MINIMUM 1x per year. Yes, you can have amazing people, but you as the owner need to be the last line of defense against quality control at the property to make sure things aren’t up to your standard.

For example here is the list of items I found / wanted to fix after staying in the property for 1 night.

Some of these things are items our cleaner / runner should catch but a lot of them are just personal standards that I would prefer.

The takeaway, stay in each of your properties at least once a year for 7 days. You will be a better host for it.

Now to the fun things. Here are the full updates/upgrades we are working on:

  1. The poker room is almost done. We have the table, and carpet here, but the chairs, neon sign, and couch should be here today. More to come

  2. The golf sim room is a fascinating/scary project but I expect us to be able to almost double our nightly rate in peak season and recoup the full investment in year 1.

    The main issue I am struggling with at the moment is the temperature control in his room.

    The property is in North Carolina so it gets cold in the winter and hot in the summer. I will probably go with a split unit for when guests are there but I need to figure out an energy-efficient way to control the room temperature when guests are not there.

    My first thought is to close in the front of the garage to insulate it so that the temperatures on both sides of the spectrum are not so extreme. More to come on this as I am meeting an HVAC person at the property today.
